Services Provided

Ben provides architectural services from inception to completion. Having the sameapproach to all projects, whether you have a design in mind you need developing or you have a blank canvas for that architectural touch, we will provide the full service tailored to your needs and specific design brief.  

Ben prides himself upon the in house knowledge available with regards to the planning system and current planning policy. This multi disciplinary approach allows an all-in solution for clients looking to undertake a project of any size and scale. The Strong working relationships that I have formed with Local Authorities also provides clients with a good level of communication throughout the consideration process of an application. 

Working with Coffee

Stage 1: The Brief

The first stage is to form a brief; we will carefully listen to your requirements and this will form the basis of the later initial sketch design.

Stage 2: Measured Site Survey

In order to produce accurate CAD drawings a measured survey of the existing building is carried out.

Stage 3: Sketch Design

A sketch design based upon the brief is drawn. This enables the client to be satisfied with the proposal before it is formalised for a Planning Application.

Stage 4: Planning

The sketch design drawings are developed into the formal Planning Application drawings. Planning Applications deal with matters such as the size of proposed buildings or works, type of materials to be used and how the proposal affect neighbouring buildings and the street scene.
A decision on an application normally takes 8 weeks from registration for the local authority to determine.
A typical Planning Application service will include the production of existing and proposed plans, elevations on CAD, written design and planning statements, completion of all application forms and liaison with the appointed local authority planning officer during the application period.

Stage 5: Building Regulations

This application deals with the technical side of the works. Drawings are more detailed and include specifications, sections and assembly details in order to meet the required Building Regulation.
Again completion of forms and paperwork is part of this service, along with liaison and co-ordination with Building Control officers and other consultants whose input may be required at this stage such as Structural Engineers etc.

Stage 6: Construction and Tender Information

For larger schemes construction and tender information can be produced in order for a contractor to accurately price against.

Stage 7: Onsite Inspections and Certificates

Again for larger schemes or new build houses an allowance can be made for visits to site during the construction period to check that progress is in accordance with approved drawings and provide any problem solving assistance.
If required we can provide an Architects Final Certificate for house builders which may be relied upon by future purchasers, or their Building Society when making a mortgage advance to any purchaser secured on that property. Such certificates are issued following periodic inspections of the property during construction on behalf of the developer and issued under the guidelines of the Council of Mortgage Lenders (CML).
